Repairs and Re-tiling
Typically, it’s the fastenings and underlying timber structures that experience wear before the slate tiles themselves. Yet, determining whether your roof necessitates a minor repair or a complete re-slate can pose a challenge.
As the years pass, the erosion of nails, commonly referred to as ‘nail sickness,’ leads to the displacement or fracturing of slates. Furthermore, the battens or pegs frequently undergo deterioration owing to woodworm infestations or rot.

Slates that have slipped, fractured, or gone missing necessitate re-securing or replacement, a task achieved through the utilization of copper wire or strap (‘tingles’) fastenings. When rectifying a section of slates, termed a partially renewed batten, nails can be employed instead of tingles.
It’s essential to consider that conspicuous repairs might not be advantageous from a resale perspective. When a building surveyor identifies a fix involving lead or copper clips, they could conclude that the roof is nearing the end of its lifespan, potentially recommending a complete recovery.
By meticulously applying high-quality mastic in accordance with the manufacturer’s guidelines, you can avert this scenario and achieve a repair that rivals the longevity of traditional methods.
Steer clear of foam or bituminous-type remedial treatments, as they impede ventilation, increasing the risk of timber deterioration. Additionally, when the time comes for roof replacement, preserving the slates for future reuse is advisable.
Avoid the practice of flipping your old slates. Nonetheless, broken slates still retain value. Storing them for future re-dressing and repurposing elsewhere on the roof remains a viable option.
